Reimagining a gateway to a vibrant downtown neighbourhood.

In 2012 Cascadia Architects began working with Fort Properties to develop a comprehensive plan for its properties at the corner of Blanshard and Fort Street. This improvement plan is based on Fort Property’s Triple Bottom Line approach, encompassing people, planet, and prosperity.

Highlights

Renovation of a former bank to a community focused revitalization of a downtown city block.

Selectively cutting away at the existing building, skylights were introduced bringing natural light to the interior and servicing was reworked to allow for an intensification of use as a result.

Use of naturally finished wood, glass and steel introduce a modern aesthetic that is warm and inviting.

Access to the second storey is prominently restructured through the inviting and dramatic addition of a glass, wood and steel stair providing opportunity for a new restaurant with a rooftop patio.

Creating spacial opportunities within a growing community.

The plan’s primary objective is to create a pedestrian-friendly environment that fosters a healthy commercial setting, and contributes to the diversity of the urban fabric of Victoria’s downtown community.

The existing structure underwent an extensive renovation, including seismic upgrades, rain gardens to manage stormwater, and innovative energy efficiency measures. The desire to create a dynamic and revitalized experience of the site filtered through the entirety of the decision making process during design.
